It can always be subdivided <br />as long as the plan is consistent with the rules and regulations, access can be granted to <br />Tudor Terrace. There is slight modification to the original lot lines that gain adequate <br />compliance without having to build a new road. In closing, 20 Tudor Terrace is a divisible site <br />and has met the minimum requirements, and there is Board discretion due to the Special <br />Permit. <br />Mr. Ferreira is in opposition of adding the three additional lots. Rather than three additional <br />small houses with small frontages, the houses would be more valuable. He doesn't want lot <br />lines to change. <br />Catherine Haskell- She knew the original owner of the property, and she was told when she <br />called the town, after seeing people poking around, nobody would be building due to it being <br />land locked. She is an artist who works from home and she has started to see the trees come <br />down. This forest is home to all sorts of wildlife such as red, black, and grey squirrels, osprey, <br />turtles, turkeys, and deer. She has pictures of all of the animals and even recordings of owls at <br />night. This is something, when people say Mashpee, and they think of Cape Cod, she lives in <br />the woods, and it is so beautiful. If she could stop this she would. She was there for Windsor <br />Way and Tudor Terrace has taken a while. She is fine with the lots already there, it's a creative <br />way to get the money for each lot, but with these proposed new houses she doesn't feel there <br />is enough information to make an educated say. She doesn't see the square footage for <br />houses. She pointed to a location on the map where her neighbor is, and when she looks at <br />that, the flood zone comes in beyond that point into 42a. Her well, her neighbor, and the other <br />neighbor all back up to that. She saw the trees coming down at the first house on Tudor <br />Terrace when you enter, the house was built, and the owner put up a fence that cleared the <br />brush as well as protected open space. There is nobody protecting it. Trees have been coming <br />down and she has gone to the police about it but people disregard her. <br />Ms. Waygan expressed concern that Ms. Haskell has seen existing open space encroached. <br />Ms. Haskell stated once the builder leaves, there is nobody to protect it and they are just taking <br />it down. She has the original deed for taking trees down, when people resell a house she isn't <br />sure that is passed on. <br />Ms. Waygan commented that the town has a way to protect open space.
