BRIEF DESCRIPTION <br />Petitioner seeks a Special Permit to raze and replace (174 — 17, 1) a single-family home in <br />disrepair with another 2 bedroom single-family home (together with an accessory dwelling unit <br />("ADU') which requires no relief from this Board and may be built as a matter of right). The <br />house and ADU are being constructed on a pre-existing non -conforming lot meeting all current <br />and appropriate setback requirements; zoning in an R-3 district requires a 40' setback 15' rear <br />yard and sideline setbacks and 20% lot coverage all of which are met Access is gained to the lot <br />from a pre-existing access easement from Red Brook Road. The lot size and frontage are non- <br />conforming which is why a Special Permit is required. The lot does not have frontage on a street <br />but the demolition and reconstruction of a new dwelling and ADU on the lot and continued use <br />of the easement for access without frontage is not substantially more detrimental than what <br />previously existed. <br />It is respectfully requested that the foregoing be made part of the Boards findings should it be so <br />inclined to grant a Special Permit. <br />
