PLANNING BOARD
Town of Mashpee
PLANNING BOARD MINUTES-: 4116180 C on t ' d. P a,z e 4
Mr. Mars ters went on to say that when we made the multi-family subdivision
requirements , we met with community planners and accepting the parking
requirements and the average was probably like lr - llg and no more than
that , . . the other space was required for visitors , and this is exactly
what we put in - our subdivision requirements . Mr. Blakeman pointed out
that when. the Planning Board ,members were taken on tour through the Mews
by Burden, it was; pointed out the building sticking out - the front was a
tiro,-car garage - for the small cars -o f the future; because generally
speaking it is two professional people. Mr. Blakeman- stated two cars per
is 1500 cars ; the marina, if they get it - 300 slips is what they are
talking what another . 100 cars , then you take the stores , restaurants and
we don'-t know -how many cars, you get from that , Mr. Jonas at this point
agreed.. Blakeman went on to state the Corporation has also proposed a
golf course and club house within the plan - figuring 100-20'Ocars more
-- :hen take the visitors that will be coming to the shops , Mr. Blakeman
foresees, somewhere between' 3000 - 5000 vehicles if New Seabury is per-
rntted to develop this way as opposed to say .1,000 cars the state would
allow.,., At th.is- paint Mr.. ' Marstern pointed out that Burden had stated
that 1 x QQQ vehicles could create more traffic during one day than the
prop_ osed development; that the beach-- area would get much more than a one-on-
one usage on a good day. Mr, Mars tern feels that with the New Seabury
proposal one wouldn't see all 3 , 000 vehicles moving every day. Mr. Jonas
f eels - there will be too much traffic there each and every- day not even
`including the people that live there. . the people that . would be coming into
the shops-, s ightseers , etc. , perhaps even moreso than the State, Mr, Jonas
stated that everyone knows how he stood on this and this if for a- State
Taking whereas he feels the entire piece is extremely- fragile , Mr, Blakeman
agreed., Mr,. Jonas- further stated he himself told Burden he didn "t care
about the "big buck'.' -(tax money) as that would be coming into the Town.
Mr. Jonas adamantly stated he believed that- the State would do a much better
job with the area, preserving same because of the fragility he stated al-
thought, the "map'`" makes it appear to be of- great s i.ze , it is a tight piece
of land for what the Corporation is proposing., He also feels it would cause
great expenditure to the Town, in creating property- increases (values) , and
keeping under the New Seabury proposal it would more or less tend to ke ep
everything under their control . Mr. Jonas feels if the State takes it , it
krill benefit the entire town rather than just New Seabury. Mr. Blakeman
agreed. Mr. Marsters stated he felt either one Mould be good for the whole
Town to which MT. Jonas said possibly, but he still feels state taking would
be bestp although he knows the State will put in nothing like New Seabury
is planning but believes the State would control it so the entire population
of the Town would have access to the Bay, Mr. Mars tens stated he would like
to .see harbor facilities in the town somewhere. Mr. Blakeman stated when and
if the state would do so is another question, however they have the capability
for same , Mr . Jonas agreed that pressure would be put upon the State for
facilities . Mr. Collins felt that New Seabury is -putting this proposal be-
fore every-one just to up the price. Mr. Mars tern feels as though they are
dead seri6us about going ahead with the project ., -Mr. Mars tens also stated
he felt that if New Seabury were to take it , it would enhance the whole town
to which Mr. Blakeman disreed.
