No . 44543 and Land <br /> Court Plan '31658A, Cert.- No . 34582 . <br /> In Attendance : Mr. Christopher - Burden representing. New Seabury and/or <br /> Field Point ; Mrs . Selma Rollins , Attorney for same . <br /> Abbutors : 'Dr. and Mrs . J. P. Canning and attorney for <br /> same , Mr. Michael Dunn ing. Mr. John. Umina, Mr. William <br /> Clendenin and Mr. Louis Lapio <br /> Mr-. Christopher Burden came before the Board this evening with a wooden <br /> model conception of what Fields Point Mfg. Corp . proposes to due expand- <br /> ing the present shopping Plaza if indeed the Town would vote to change <br /> the present zoning. The parcel in question does abut the New Seabury <br /> Shopping Plaza. Mr. Burden explained in great detail exactly what <br /> the plaza would consist of in the future to include about 20 specialty <br /> shops ; bowling; etc. The -whale concept would be similar in nature to <br /> the Quincy Marketplace in Boston. Mr. Marsters them. asked Mr. Burden <br /> when construction would be started to which Mr. Burden could not commit <br /> himself (present cost of money) , Mr. Terry asked if there was no target <br /> date at all and if this expansion was -towards Falmouth. Mr. Terry asked <br /> what would happen if this was not approved. Mr. Burden replied i f they <br /> failed this time , they would probably try to come back again. However, <br /> Mr. Burden ,stated he would like it approved at this time and hopefully with- <br /> in the next year to 18 months the money market may have changed and they <br /> would then be ready to go ; it would also give there enough time to do <br /> their architectural work, - etc. <br /> Mr. Marsters opened the -meeting to questions : Mr. Terry-first phase <br /> would be bascially specialty shops . Mr. Burden -- yes . Mr. Lapio asked <br /> how long it would take to approve. Mr. Marsters answered it would be <br /> voted upon at the Town. Meeting; if Town approves it , it would then go <br /> to the Atty General and they must respond -within 90 -days . Dr. Canning <br /> questioned re location. Mr. Burden advised some shops may be replaced not <br /> as exactly shown -plus he has to allow for parking. Mrs . Canning asked <br /> Mr. Burden if he knew exactly how big it would be -from beginning to end <br /> to which Mr. Burden replied no. Mr. Burden further stated he believes , at <br /> the present time a great deal of the retail trade leaves - Mashpee and in that <br /> way our Town Loses a. lot of revenue taxwise and it seems to him that a <br /> shopping mall would be an improvement and that the area needs it . Mr. <br /> Terry' questions re parking spaces . . .Mr. Burden replies he thinks the <br /> formula is five (5) for every 1 , 000-s f. Mr. Marsters then stated he would <br /> appreciate anyone ' s thoughts to which Mr-. Dunning, Attorney for Dr. and <br /> PP an yn. <br /> Mrs . Canning explained Cannings property, front part being zoned commer- <br /> cial and back residential and that a Falmouth Bank going in. Also explained <br /> s Ca.nning ' having submitted application for special permit for zoning freeze <br /> i Navinn statutory protection to the Board of Appeals . . .matter g been turned <br /> down for technical reasons . The proposed commercial extension would have <br /> a n effect on Cannin s ' property (24 acres)which is zoned residential . <br /> market t g P P y <br /> Although having heard Mr. Burden' s proposed concept, we have been able to <br /> nail down exactly what is going to be near the -canning property. <br />
