PLANNING BOARD <br /> Town of Mashpee <br /> PLANNING P-a e 5 <br /> BOARD MINUTE'S': 4��/$o ion t d <br /> Mr. Mars tens excused himself to Mr. Dunning to say that even if this <br /> 13 acre were to be zoned commercial, he believes - any building plans <br /> would have to be cleared through- the Board of Appeals , They (Flds Pt) <br /> would have to submit their exact plans and then get approval for usage . <br /> Mr. Dunning states that the fact remains that the relief which Fields <br /> Point seeps would have a broadning of the prospective use of this <br /> property over how it can now be used. Dunning further states the <br /> • for single family use if the <br /> Canning land would be virtually worthless o g y <br /> 13+-acres were to be re--zoned commercially.- However, on the other <br /> hand if this were , to be - re-zoned commercially and the Cannin.gs `-' applica- <br /> tion for Special Permit for condos were to become a reality, then in <br /> that situation more intense residential use for that is a satisfactory <br /> buffer-, and planning should indicate that this would not be a bad a11- <br /> around package in the terms of development for this particular area.. <br /> He further stated that the Cannings do feel that the two -concepts are not <br /> viewed together and. that Fields Point. . . t if they got the relief they <br /> sought, it would have a harmful effect on the value . of their residentially <br /> zone property and they ask the Board to consider that the Fields Point <br /> proposal and the Cannings !" request ve viewed as a hand for a glove to <br /> the extend that the Board does take that view and would be able to reco-- <br /> mmen.d both such projects , they then think they would have no particular <br /> objection to this extension., . . they ,would then feel that their land would <br /> not have diminished in value to the extent however� that the Fields <br /> Point project goes through and their land can be used for single family <br /> only, it would put there in a severe economic disadvantage for selling <br /> those lots and for that reason they would have to oppos Fields Point <br /> suggestion to extend their zonin If the board does7�a ree with condos <br /> gg g <br /> then they would then. ask- their land be also re-zoned commercial Mr ., ' , <br /> Burden then stated that he can understand the concern of the Cannings , <br /> but he doe sn t believe they will find any dimini s ion. of value.. ,he thinks <br /> that to the contrary, it will increase the value of the Canning property. <br /> He stated that the outlaying areas of the Hyannis Mall has benefited <br /> tremendously as the result of closeness . - . some homes to be within walking <br /> distance . Mr. Burden strongly stated he did not feel this will diminish the <br /> value of Canning s land, however he also feels the Ca.nnings " proposal of <br /> condos is good because they do go hand-in-glove and they would have no <br /> particular objection to higher density use <br /> Mr. _Mars tens then asked for further questions to which there were none <br /> and informed all in attendance that the Planning Board would take this <br /> under consideration and 'ould advise to Planning Board' s position at the <br /> Town Meeting. <br /> PUBLIC HEARING: New Seabury - MEWS Phase II - West-Brassie Way <br /> consisting of ll+-acres . <br /> In Attendance : Mr. Christopher Burden, Mrs .
