He requested the Board reconsider the identification from <br /> Resource Protection to either Industrial Service Area, Economic Center,or Other, <br /> Mr.Nickerson offered a tour of the Base:if Planning Board Members were so <br /> inclined. <br /> References were made to a plan entitled, "Mashpee Land Use Vision". <br /> It was the general consensus of the Planning Board to address and vote this matter <br /> at the September 3, 2008 Meeting. <br /> Public Hearings <br /> Willowbend Country Club, Inc. <br /> Approval of Special Permit Modification-62 Townhouse Condominiums <br /> The Chairman read the Public Hearing notice into the record and called the Public <br /> Hearing to order. She informed the Board that the Cape Cod Comm, ission has declined <br /> DRI jurisdiction on this project. <br /> The Chairman recognized Attorney Jack McElhinney, representing the Applicant, <br /> who introduced David Wood, Chief Operating Officer for Willowbend and Matthew <br /> Eddy, Baxter&Nye Engineering. <br /> Attorney McElhinney updated the Board on progress made in the planning <br /> process. The application was filed in April, there have been a number of comments and <br /> concerns raised by the abutters at which point the Board suggested that some meetings be <br /> held between the developer and abutters in an attempt to resolve their issues. Meetings <br /> have been conducted with the abutters on Cranberry Ridge,many of whom are in <br /> attendance this evening. There have also been some internal meetings with the <br /> Willowbend residents, as well as separate meetings with residents of Simon's Road at the <br /> point of exit. <br /> Traffic is a major concern; the developer is compiling quotes for a traffic analysis. <br /> Noise impacts are also a concern, as well as alignment and possible gating of Simons <br /> Road. The site plan will be revised as the density will be reduced in a few areas. The <br /> focus will be along Simons Road and will include a reduction of the proposed <br /> development in response to abutter concern. <br /> Attorney McElhinney requested feedback from the Board regarding Simons Road <br /> for consideration with regard to the site planning process, specifically the location, status <br /> as a public way and the overall configuration of that portion of the layout. He also <br /> requested the Public,Hearing be rescheduled for one month in order to provide the time to <br /> incorporate all comments into a revised site plan. <br /> A <br />
