Point off larification The Chairman inquired about the addition of the 9-hole <br /> golf course, and the reduction of the number of units to be built on this project. The <br /> current zoning is for 11 or 12 single family homes. She asked if the developer is now <br /> asking to increase development after approval of the 9-hole golf course based upon a <br /> reduction of units was granted and permitted due to financial concerns. <br /> Attorney McElhinney responded that in part, this is true. He mentioned however <br /> that there is over 200-acres of open space area that would accommodate the additional <br /> units and that the:proposed build out is considered to be critical to the long-term health of <br /> the club by way of increasing members/residents on site and an attempt to adapt to the <br /> current circumstances. <br /> Thomas O'Hara addressed some issues of concern raised at the Plan Review <br /> Meeting. He requested larger plans be submitted for easier review. He commented that <br /> the number of proposed units is excessive, and that there are serious concerns regarding <br /> height issues. <br /> Attorney McElhinney agreed that revisions will include pulling impacts back into <br /> Willowbend as much as possible. <br /> There was some discussion regarding road layout,right of way,and parking <br /> issues, garage and golf cart storage areas. <br /> Thomas O'Hara asked if it would be possible to conduct a study at the <br /> intersection of Sampsons Mill Road and Route 28 in an attempt to remedy the safety <br /> concerns. <br /> Mr. Eddy stated that discussions with traffic consultants are currently taking place <br /> with regard to defining the scope of a study. <br /> At this point the Chairman read a letter of concern into the record: Letter dated <br /> July 26, 2008—"Dear Ladies and Gentlemen: I am writing on behalf of Debra Pocius <br /> and myself with regard to an application for modification of the special permit,filed on <br /> April 30,2008 by Willowbend Country Club, Inc. to allow the build of 62 condominium <br /> units on or near Simons Road between Sampsons Mill Road and Willowbend Drive. For <br /> the record Debra and I are the owners of a property located at 83 Sampsons Mill Road on <br /> the comer of Sampsons Mill Road and Simons Road. Our house is directly abutting the <br /> proposed location of the condominiums and the driveway of my property is directly <br /> accessed off of Simons Road. Arguably our property is most adversely affected by the <br /> proposed change, and we are very concerned about spat we have learned to date. I <br /> attended the meetings on both June 18 and July 16 where this request was heard. I have <br /> several concerns which I will attempt to articulate to the Board. Despite statements made <br /> by Mr. McElhinney at the July 16 hearing that they had met with abutters in advance of <br /> the meeting, I have never been contacted by representatives of Willowbend. It is only <br /> through the public hearing process and my own due diligence that I have any knowledge <br /> of the project.
