16 Great Neck RoadNOYth <br />Nashpee, Massachusetts oz649 <br />Quinaquisset Ave. Proposal shows 40 ft. setback measurement and buffer totally clear <br />including a golf cart path. <br />Mr. Lehrer stated there is a minimum 100 ft. buffer on Quinaquisset Ave. He pulled up 1985 <br />zoning on the computer. Reference to multifamily specific state the minimum buffer on the <br />perimeter seeking approval shall be 40ft. Permitting from 1987 clearly defines condition of 100 <br />ft. buffer along Quinaquisset. Zoning bylaw states, and this permit was approved, the Board <br />shall require minimum front setback, in this case 40ft. The Planning Board Special Permit <br />required more. You are being asked to modify, you cannot allow less than 40ft. from 1985, and <br />one could argue it couldn't be more than 100 ft. as well. That will be left for the Board to <br />decide. <br />Ms. Waygan is uncomfortable continuing this until April. March has 5 Wednesdays, they <br />should have a meeting to continue the hearing until March 29th. Mr. Lehrer will coordinate with <br />the proponent about the site visit. Ms. Waygan suggested Wednesday, March 8th at 3:OOp.m. <br />MOTION: <br />Mr. Balzarini made a motion to continue the Public Hearing to March 29, 2023 at 7:10PM. <br />Seconded by Ms. Faulkner. All in favor. <br />OLD BUSINESS <br />Zoning Bylaw Amendments Proposed for May 2023 Town Meeting <br />The Select Board has the bylaw and are starting to review the Warrant. Ms. Waygan has been <br />in touch with Town Manager about being available when the Board discusses that item. Ms. <br />Faulkner and Mr. Lehrer are both available on March 20th. Everyone is invited, she noted to <br />post an agenda that it might be in quorum. Any zoning amendment that goes to the Select <br />Board for inclusion by petition or another town entity gets forwarded to the Planning Board. <br />She would like to set a Public Hearing for April 19, 2023. <br />MOTION: <br />Mr. Balzarini made a motion to set at Public Hearing for April 19, 2023 at 7:10PM for all <br />proposed zoning amendments. Seconded by Mr. Richardson. All in favor. <br />Local Comprehensive Plan Updates with Weston and Sampson <br />-Survey and Workshop Data Analysis <br />The data needs to be converted from Zoom and then Mr. Lehrer has to figure out how to <br />distribute it.
