MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 9, 2023 <br /> Ms. Sangeleer reviewed the building plans and noticed that a bedroom will be installed above the <br /> garage, and asked how many bedrooms are existing house. <br /> Mr. Gremo stated that there are two bedrooms upstairs, and this will be a third above the garage. <br /> There was a room with two doors,but the new construction will have a door installed to enter into <br /> the house from the garage. <br /> Mr. Ganzenmuller read the Board of Health Agent comments dated July 28, 2023 into the record; <br /> "No increase in bedroom, to remain 3 bedrooms. " <br /> The Board had a discussion regarding the amount of bedrooms on the Page A-02 of the building <br /> plans and agreed that there are only three bedrooms shown on the plan. <br /> Mr. Ganzenmuller read the Conservation Agent comments dated July 31, 2023 into the record; <br /> "This project was approved by the commission and issued an order of conditions. " <br /> Mr. Furbush read the Assistant Conservation Agent comments dated August 2, 2023 into the <br /> record; "RDA application included addition, drywell installation, and driveway expansion, with <br /> 35% natural vegetation to remain (25% minimum) received a negative determination (passed) <br /> from the commission. " <br /> Mr. Morris stated that there are no new non-conformities created. Mr. Morris has no issues with <br /> the height of the building and it's less than 30 ft. <br /> Chairman Bonvie asked the applicant the setback amount from the wetlands that they seek. Mr. <br /> Gremo said 50 ft. <br /> Mr. Furbush asked for the height of the building and would like the plans revised to depict the <br /> height. <br /> Mr. Gremo said that the new structure is no higher than the existing house. <br /> Chairman Bonvie asked if there were any additional comments. There were no comments from the <br /> audience, and no more comments from the Board. <br /> Ms. Sangeleer made a motion to close the public comments. Mr. Furbush seconded. All were in <br /> favor to close the public comments. <br /> Mr. Reidy made a motion relative to 165 Whippoorwill Circle, Owners, Lloyd J. and Ronnie <br /> Stowell, Trustees request a Written Finding under §174-17 and §174-33 of the Zoning Bylaws to <br /> allow for an attached garage addition, extension to a pre-existing, non-conforming single family <br /> dwelling on property located in an R-3 Zoning District, Map 125 Parcel 172, Mashpee, MA with <br /> the following conditions: <br /> 4 <br />
