It was suggested that orange cones could be placed to identify the <br />hazard at the edge of the road. <br />MOTION <br />Mr. Richardson made a motion to require the applicant, Ockway Highlands LLC, re -loam and <br />seed the shoulders of the roads and detention basins on Carriage Road and to pave the entire <br />portion of Blue Castle Drive as required by the subdivision approval by May 17, 2023. The <br />motion was seconded by Mr. Balzarini. The motion carried unanimously. <br />Joanne Dorsey readdressed the Board and asked that the applicant take proper care to notify dig safe <br />when cutting across the road stating her phone lines have been cut four times since the subdivision <br />approval. Mr. Morin noted that dig safe had always been called and there are tickets to support that. He <br />agreed the line was cut however it was the result of dig safe not marking the Verizon crossing. Ms. <br />Dorsey was satisfied with his response. <br />The motion carried unanimously. <br />Chairman's Report <br />The Chair reported that she, the vice -chair and the planner would be presenting the Planning Boards <br />submitted zoning articles to the Select Board on Monday March 20, 2023. <br />Town Planner Report <br />Zoning articles for future Town Meetings were raised by the Planner. The tree protection bylaw requires <br />further review with staff, particularly with regard to administration and enforcement. The Planner will <br />follow up with Karen to address these issues. <br />Floodplain Development provisions are going via the bylaw review subcommittee in the Conservation <br />Commission and a zoning article may need to follow thereafter. <br />Redevelopment bylaw is something that remains a priority and is something to prioritize as we <br />approach completion of the Local Comprehensive Plan assuming there all be action items related to <br />redevelopment goals and priorities. Unlikely an October 2023 proposition. <br />Solar Overlay remains an option for expanding solar uses beyond the expansion to the C1 and C2 <br />zoning districts if approved by Town Meeting. Should follow a planning exercise that assesses existing <br />conditions of various parcels to determine their adequacy for inclusion in the overlay. <br />9 <br />
