His client was slow to issue a check for the traffic study the Board voted to authorize but <br />a check has been delivered for the full value of the traffic study to the Planning Department on <br />3/15/2023. <br />2. Additionally the applicant has submitted a final offer to Counsel for Nicoletta's Way <br />owners in hopes that an agreement could be made that would not necessitate the approval and <br />construction of a new subdivision road. <br />MOTION <br />Mr. Balzarini makes a motion to continue the public hearing until May 17, 2023 at 7:10 and to <br />accept the request to extend the timeframe with which the Board has to make its decision by 90 <br />days. Ms. Faulkner seconded. The motion carried unanimously <br />Affordable and Workforce Housing <br />Project Reviews and Inspections <br />Applicant: Pleasantwood Homes LLC <br />Location: 20 Tudor Terrace (Map 29, Block 198) <br />Request: The applicant requests approval of a modification to Spring Hill West Definitive <br />Subdivision Plan of land that would modify the lot lines of Lots 40, 41 and 42 to <br />give adequate frontage for three new building lots proposed for incorporation into <br />the subdivision. The three proposed lots to be created and incorporated into the <br />cluster subdivision are on a parcel of land totaling 6.024 acres. This proposal will <br />continue the cluster configuration of the existing subdivision and will add 2.49 <br />acres of open space consistent with the requirements of the Mashpee Zoning <br />Bylaw at the time of cluster subdivision's approval in 1989. <br />At 7:20 PM the Chair opened up the public hearing for Pleasantwood Homes LLC (applicant) <br />regarding the matter of 20 Tudor Terrance (Spring Hill West Definitive Modification) by reading <br />into the record the public hearing notice. This matter was continued from the meeting of <br />February 1, 2023. <br />The Chair recognized attorney Christopher Kirrane again as the representative of Pleasantwood <br />Homes LLC. Mr. Kirrane directed the Board's attention to a letter submitted requesting this <br />matter be withdrawn without prejudice. He told the Board that the withdrawal is being requested <br />because the applicant would prefer to submit a new application that does not modify any lot <br />lines of the Spring Hill West plan as initially contemplated and stated an intent to resubmit a new <br />plan under the current cluster subdivision bylaw only for the 6 acres +/- for Tudor Terrace. <br />No members of the public appeared to speak on the matter <br />3 <br />
