Conditioned on all Town Department comments read into the record including but not <br /> limited to the Board of Health and Conservation Department comments. <br /> 5. Any changes to the plans will require the applicant to return to this Board other than the <br /> conditions made in this motion. <br /> 6. The Board finds that the proposed project is not substantially more detrimental than the <br /> pre-existing, non-conforming structure to either the Town or the neighborhood. <br /> 7. The Board finds that the application as submitted is not substantially more detrimental than <br /> what existed prior to removal of the existing structure, and that there is adequate land area <br /> to provide sufficient parking, and there are no new non-conformities being created. <br /> 8. The driveway on Seaview Avenue as shown on the plans will be removed and natural <br /> vegetation to be added in that area. <br /> 9. The wall abutting Seaview Avenue on the site plan dated 6/21/2023 will be removed. <br /> 5 <br />
