<br /> 1. Meeting Called to Order: The meeting was called to order at 5:30 PM by Jill Allen, Chair. A
<br /> quorum was declared with the following members present Jill Allen, Kevin Shackett, Mary
<br /> LeClair, Richard Klein, and Lisa Meizinger.
<br /> 2. Aipproval of Previous Meeting's Minutes: Ms. Allen entertained a motion to approve the general
<br /> session minutes of January 11, 2024. Mr. Shackett moved to approve the minutes of the
<br /> January 11, 2024, meeting, seconded by Mr. Klein. Motion carried. 4-Ayes, O-Nays, Mary
<br /> LeClair-Abstained,
<br /> 3. Treasurer's Report & Warrants: Ms. Conn reviewed the quarterly financial statements for
<br /> 12/31/2023. The reserve levels dropped slightly below the required 35.00% and are at 33.13%.
<br /> This is due to the extraordinary items previously approved such as tree removal at Breezy Way,
<br /> and the Power washing at Homeyer Village. The staff is working hard to control expenses and the
<br /> reserves are expected to increase up to the requirement before year-end. Ms. Meizinger moved
<br /> to approve the 12/31/2023 quarterly financials,seconded by Ms. LeClair. Motion carried. 5-
<br /> Ayes, O-Nays. The board then reviewed the January 2024 Warrants. After a brief discussion, Ms.
<br /> Meizinger moved to approve the January 2024 Warrants,seconded by Mr. Shackett. Motion
<br /> carried. 5-Ayes, O-Nays.
<br /> 4. Executive Director's Report& Updates: Ms.Conn reviewed the late rents,with three from Great
<br /> Cove, one from Breezy Acres, two from Homeyer Village, and one from Asher's Path. The staff
<br /> is working to collect the past due rents, with two residents that have been sent to legal counsel.
<br /> There are two vacancies, one at Asher's Path, and one at Great Cove. Ms. Conn reported that
<br /> sitework has begun at Breezy Acres project 172052. She also shared the siding color sample board
