The water quality volume calculation uses a filtration basin and <br />they provide 80% tss removal. Mr. Yergation feels they are meeting that requirement and <br />doesn't see the need for putting a sediment forebay to make more land disturbance. <br />Mr. Pesce does not completely disagree. With that treatment comment one from his analysis is <br />now satisfied. He wont require a sediment forebay, but they will need to show how that storm <br />scepter is sized to accommodate the water quality requirement, and provide the treatment <br />before it gets to the basin. He doesn't have a problem with the waivers, he would like a list of <br />those items. The review by the Fire Department provided new information about the nearest <br />hydrant's proximity to the subdivision entryway. He would like a revised plan with the lighting <br />wavier and no sidewalk, light fixture at the entrance, a stop sign eventually that he requested, <br />and a landscaping plan. <br />Mr. Lehrer added the Subdivision Rules and Regulations that contemplate shade trees and the <br />preservation of those trees that are 12 inches in diameter under the new Tree Preservation <br />Bylaw. There are no requirements for streetlights, but if they are implemented, then there are <br />requirements on how bright and height. The mailbox threshold is 8 units and discretion will <br />remain with the Postmaster. <br />Ms. Faulkner has heard from people who live around this area that there is something <br />dangerous when driving down Great Oak Road where the road splits off. In the summer with <br />people and beach traffic, there needs to be something to mitigate the dangers, whether it be a <br />sign or talking to the DPW Director to see what she thinks. She inquired if the Applicant could <br />do that. <br />Mr. Balzarini would like the access point to be off Red Brook Road. <br />Mr. Lehrer stated that area is clustered, they could ask the DPW about pedestrian safety, <br />volumes of traffic, and what the impacts are on that intersection. This proposal could have <br />some mitigations. <br />Mr. Yergation continued this is a site in disrepair. They will be single family homes, with each <br />house having 2,000-3,000 s.f., and will likely have garages. New Seabury has a lot of house <br />designs. <br />5 <br />
