MEETING MINUTES <br /> DECEMBER 11, 2024 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> Mr. Reidy read the Conservation Department comments into the record dated <br /> December 2, 2024; "Resource Areas: LSCSF, Buffer zone to Coastal Bank, & <br /> Buffer zone to BVW- Notice of Intent application was approved unanimously due <br /> to flood zone value enhancement, conversion of lawn area to native wildflower <br /> area, mitigation plantings, and IA septic will enhance resource areas and buffer <br /> zones on the property lot. Three monitoring and maintenance contract with a <br /> certified professional for all mitigation plantings to be submitted." <br /> Mr. Bonvie asked for Board questions. <br /> Mr. Bonvie reviewed the site plan depicting the front right corner of the existing <br /> home being the closest side yard setback. Attorney Kirrane said that the dwelling <br /> will be moved further away from that setback. <br /> Mr. Furbush wanted to confirm the dry wells will be installed. <br /> Mr. Morris asked for the building height. Mr. Brian Foley, Clancy Construction <br /> confirmed the building height to be a foot and a half below the requirement of 30 <br /> ft. <br /> There were no comments from the audience. There were no more comments from <br /> the Board. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved. <br /> Mr. Blaisdell second. All were in favor. <br /> Mr. Bonvie asked for a motion for the hearing. <br /> Mr. Reidy made a motion that the Board issue a Special Permit under §174-17.1 <br /> and §174-33 of the Zoning Bylaws to Heidi Dalaklis, Trustee of the Heidi M. <br /> Dalaklis 2017 Trust, at 26 Pembroke Drive, Mashpee, MA with the following <br /> conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Special Permit under Mass General Law 40A Section 9. <br /> s <br />
