MEETING MINUTES <br /> DECEMBER 11, 2024 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> Attorney Kirrane argued that the new dwelling meets all the setback conditions, <br /> and there are other properties on Monomoscoy that were approved by the Board <br /> in the past. <br /> Mr. Bonvie said those properties had larger lots compared to this 4,000 sq. ft. <br /> lot. The Board has to find if this application is substantially more detrimental to <br /> the neighborhood. He agrees that the existing structure requires upgrades such <br /> as a new IA septic system and to be building code compliant, but the proposed <br /> structure is large and he wants to hear from the audience. <br /> Mr. Reidy explained that the Board has the ability to determine if a project is <br /> more detrimental or not, and is an objective or subjective decision of the Board. <br /> He asked the Attorney what would be the items that the Board considers not <br /> detrimental to the neighborhood. <br /> Attorney Kirrane summarized that the new dwelling will be code compliant, that <br /> the setbacks are improving, and the percent lot coverage is improving. <br /> Mr. Bonvie asked for audience comments. <br /> Ms. Mary Cassanelli addressed the Board and explained that she wrote a letter <br /> of her concerns that were read into the record. She mentioned that Childs Road <br /> is a small road with small cottages that have existed for a long time. She does <br /> not believe that the proposed dwelling will fit in the neighborhood with the size <br /> of the garage and the apartment above. <br /> Ms. Anne Wood resides at 231 Monomoscoy Road. She knows that this small <br /> dwelling would be replaced at some point, but the proposed size of the new <br /> structure would not fit on the 4,000 sq. ft. lot in the neighborhood. She <br /> understands that there are other properties that have large garages, but those <br /> lots are 8,000 sq. ft. and are on the main road. Childs Road is a single lane dirt <br /> road. <br /> Attorney Kirrane consulted with his client, and he is agreeable to reducing the <br /> size of the garage door to 8 ft. <br /> Ms. Julie Silva who resides at 17 Childs Road she provided the Board a collage <br /> of the neighborhood, and of other properties on Monomoscoy Road that are two <br /> story structures. <br /> Mr. Bonvie asked Ms. Silva if the houses on Childs Road are one story. Ms. Silva <br /> said; yes. <br /> 4 <br />
