apof MASFe
INC. IBIN
n
AOTamnw M
Board
North
16 Great Neck Road
Mashpee, Massachusetts 02649
APPROVAL NOT REQUIRED PLAN (ANR)
Applicant: Mashpee Commons, LLC
Location: North of Route 151, west of Great Neck Road North,
Assessors Map 74 Block 22
Request: Signature of plan dividing existing lot into 2 lots (one
unbuildable)
Mr. Fudala noted there are copies of the three necessary documents located in the packet for
the Board's review.
Tom Bunker, Land Surveyor with BSS Design, stated this area is on the north side of Mashpee
Commons where the Stop and Shop is located. They are taking one lot where all the stores
are, it's bigger than what they need so the excess will be conveyed to the owner, Mashpee
Commons Limited Partnership. On the second page the last line has the notation `not
buildable', a lot that does not perform still qualifies as an ANR.
Ms. Wayan asked if there was a plan to merge Lot 11 and new Lot 19 in the future?
Mr. Bunker will most likely have to come back to show them combined, it cannot be shown as
one lot because of different owners. He is unaware as to why they are doing this because they
have excess land.
Mr. Balzarini said years ago there were plans to develop those lots.
MOTION:
Mr. Richardson made a motion to Endorse the ANR as presented. Seconded by
Mr. Balzarini. All in favor.
OLD BUSINESS
Signature of Special Permit approved on remand for warehouse development at 474
Main Street and 31 Ashumet Road
There are four signatures required, signed by four Board members.
Review of Draft Housing Production Plan
3
