Town of Mashpee Planning
Board
16 Great Neck Road
North
Mashpee, Massachusetts 02649
Ed Pesce stated the only inspection work he is currently doing for this Board is Osprey Court.
The components for drainage for the water and sewer were ordered. The site is cleared and
graded. New Seabury Homes would like to start getting covenants released for building
permits. He was there Monday; it didn’t look like anything changed from a couple weeks ago.
Electric had also been done. The Veteran abutting the property said he has been treated great.
The Osprey Court covenant release requires a surety plus 150%.

Naukabout Brewery, 13 Lake Avenue, Mashpee site stormwater management
There have been issues regarding recent runoff. Last summer, Mr. Pesce was asked to consult
on this issue. He went to the site with the owner, and Drew McManus was going to issue a
Notice of Violation for erosion into the Natural Resources Buffer.

Mr. Pesce also wanted to touch on the Blue Castle Drive situation. The DPW specifically asked
for the initial detention basin to not have seed. Since the town was looking to accept Blue
Castle Drive, Catherine Laurent, the DPW Assistant, and Mr. Morin showed up for an
inspection, and Catherine Laurent wanted certain things done. Vegetation will be coming back.
The $2,000 was for seeding the side of the road and for restoration, unless the Board wants
him to seed the bottom of the swales.

Mr. Balzarini will follow up with the DPW Director.
CHAIRS REPORT
Chair Waygan would like to add the LCP to the Agenda.

TOWN PLANNER REPORT
Naukabout Brewery Site Visit and recommendations
The property was gone over to see what could be done for parking. A lot of parking was
vegetative, but a sketch was made for designated parking areas. Parking spots were
measured out and there were spots noted for added landscaping.

Ms. Waygan does not like the first four parking spaces. Mr. Balzarini suggested the removal of
the first two and keeping the second two, that was unanimously agreed upon. There are safety
concerns with the crosswalk on Rt. 130.

Updated Special Permit Regulations
Handed out for review.

9
