Town of Mashpee Planning
Board
16 Great Neck Road
North
Mashpee, Massachusetts 02649
to be looking 10-15 years down the road. That is their bog, for them to offer to restore it is
something they should be doing anyways.

Mike Ronhock- This plant was designed to handle so much, and we are only running it with so
many bedrooms. When you build anything, whether it be a plant, a beam for a building, or
drainage, everything is designed for maximum use. That plant was designed for a maximum
flow, and you can’t predict how and when those bedrooms will be used in the future. That plant
was built and approved for a certain amount of flow. Why are they not in some trouble for
violating the Special Permit? Why is the bog even brought into this? We don’t know what it’s
contributing.

Ms. Faulkner reiterated the numbers Mr. McElhinney stated previously, he thinks there are
closer to 950, plus 50 for this project, at roughly 1,000 they are 150 bedrooms over.
Ms. Waygan noted they have done a much better job at managing the actual number of units.

Mr. Pesce said the bedroom count is self-regulating as a built-in control because the DEP
wastewater limits cannot be exceeded and is monitored by output and capacity.

Mr. Klein noted there is a 34-year history of actual use, once you demonstrate to DEP, you can
expand the discharge permit and connect additional units, once you have a history of actual
use established.

The lot being offered for affordable housing efforts is off a paper road, and they are slowly
improved and used as frontage for several lots. The March 19, 2024 letter has the actual
reference Map 77, Parcel 21, 22, & 23.

MOTION:
th
Mr. Richardson made a motion to continue the Public Hearing for February 5 at
7:20p.m. Seconded by Mr. Balzarini. All in favor.
Roll Call Vote:
Ms. Faulkner: Yes, Mr. Richardson: Yes, Ms. Waygan: Yes, Mr. Balzarini: Yes, Mr.
Hansen: Yes

OLD BUSINESS
Review of Draft Housing Production Plan
Tabled.
6
