MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> DECEMBER 14,2016 <br /> 67 Shore Drive. Owner, Rosemary E. Corderi requests a Written Finding under §174-17 <br /> of the Zoning Bylaws to raze and replace a single-family dwelling on property located in <br /> an R-3 Zoning District, and Popponesset Overlay District, Map 117 Parcel 347, Mashpee, <br /> MA. <br /> 67 Shore Drive: Owner, Rosemary E. Corderi requests a Variance from the side,front and <br /> rear yard setbacks under §174-31 of the Zoning Bylaws to raze and replace a single-family <br /> dwelling on property located in an R-3 Zoning District, and Popponesset Overlay District, <br /> Map 117 Parcel 347, Mashpec, MA. <br /> Attorney,Jeff Oppenheim,from Falmouth represented the homeowner for this application. <br /> Also present was Denise Bonoli,Architect,and Tom Bunker,of BSS Design.The Attorney <br /> announced to the Board and audience that there is a correction made to the Variance <br /> advertisement that the application request is only for a front and side yard setback variance; <br /> not a rear yard variance. <br /> Attorney Oppenheim said that the new house, if approved,will only be slightly bigger and <br /> will have a full basement with all the modern amenities. The Attorney provided a chart for <br /> the Board that has the variance information for the subject lot. <br /> Mr. Tom Bunker, BSS Design presented the plot plan to the Board and pointed out the <br /> setback information as noted by the Attorney. The lot coverage will remain within the <br /> requirements, and the shed will be removed. There's sufficient space for parking. <br /> Mr. Goldstein asked why they are requesting 19 feet for the septic.Mr.Bunker said because <br /> there will be a full basement with an impervious membrane against the foundation wall. <br /> Mr. Blaisdell read the Board of Health comments into the record. Mr. Bonvie read the <br /> Inspection Department comments into the record. <br /> There were no further comments from the audience or Board. <br /> 1. The Board has determined that the applicant meets all the conditions of a Written <br /> Finding under Mass General Law 40A Section 6. <br /> 2.
