MEETING MINUTES <br /> JANUARY 8, 2025 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> Mr. Goldstein asked if there's any way to add onto this house. He could remove the <br /> deck. Mr. Cook said that on the east side there's a gazebo, retaining wall, and a <br /> septic system. The septic system is above the patio level. <br /> Mr. Cooks stated that the grade drops off in the rear. <br /> Mr. Furbush asked for the square footage of living space on the inside. Mr. Cook <br /> said over 3,000 sq. ft. <br /> Mr. Murphy said it is not his primary home. He said that the basement it is about <br /> 700 sq. ft. Mr. Murphy said that there are two bedrooms, and the third bedroom is <br /> in the basement. <br /> The Board reviewed the plans, and did not agree that there is a hardship. The Board <br /> has to find that all four criteria are met. The Board requires that four out of the five <br /> members have to vote positive. <br /> Mr. Cook asked what reason does it not meet the criteria. The Board said that they <br /> cannot see a hardship. <br /> Mr. Goldstein mentioned that there's a widow's walk, which is not a hardship. <br /> Mr. Bonvie asked the applicant if he would like to withdraw the application which <br /> would be a better avenue so he could return to the Board with a better application <br /> and plan. <br /> Mr. Cook asked for a withdrawal without prejudice. Mr. Bonvie asked for a motion <br /> to accept the withdrawal. Mr. Furbush made a motion to accept the withdrawal <br /> without prejudice, Ms. Sangeleer, second. All were in favor. <br /> 15 <br />
