Minutes of Combined Meeting of
Mashpee Design Review Committee and
Mashpee Plan Review Committee
Held Tuesday, March 18, 2014
Mashpee Town Hall Waquoit Meeting Room

Design Review Members Present: Joseph Cummings, and Mary LeBlanc.

Plan Review Members Present:
Charlie Maintanis, Local Inspector
Scott Carline, Police Department
Tom Fudala, Town Planner
Joel Clifford, Fire Inspector
Glen Harrington, Health Agent
Joyce Mason, Town Manager
Catherine Laurent, DPW Director

Audience: Bob Wooldridge – ADA Committee
Carol Sherman – Board of Selectmen

Charlie Maintanis called the meeting to order at 9 a.m.

Building 33, Steeple Street
2088 square foot Maintenance Building
Representative – Tom Feronti________

Tom Feronti and John Connell appeared on behalf of Mashpee Commons. Tom Feronti said the
building is identified as Building 33 and is at Steeple Street and Route 28. It will be a Cape Cod barn
building with red shingles. He said it will be a Maintenance Building with garage on first floor and
storage on the second floor. He advised they have updated the Plan from the one the Committee has
nd
seen in that now the 2 floor will not be office, but rather storage area. The area on the first floor will
be everything staff needs to access, such as lockers, showers, and equipment.

They applied to ZBA for a setback variance. They are requesting 21.9’ setback, rather than
40’ setback.
Goal is to have connectivity between the neighborhoods. This is the first building they are
looking to bring tighter to the intersection to start to create passageway for pedestrians.
Building 32 across Steeple Street still on original plan but they will probably want to move it
when they address that building.
Right now, less than 12’ from building to curb and will put sidewalk there to connect to
sidewalk on Steeple Street.
Losing 5 parking spaces with this building, but still have an excess of 63 spaces.
This is permitted location of the building, so that’s where they are putting it. Master Plan works
with the Plan.
Catherine Laurent questioned location of one of the doors at the West rear parking location.
Tom Feronti answered that partial space will be dedicated as a loading zone.
Tom Fudala said does this fit with the idea of connecting the Commons across Route 28 since
this seems like dead space.
