Building 33, Steeple Street (continued) <br /> <br /> Tom Fudala noted grade not flat and they may have water problems. Tom Feronti said <br />drainage will connect into the existing drainage system. Tom Feronti said but they haven’t <br />gotten into that yet. <br /> Tom Fudala asked whether the architecture fits with the Mashpee Commons theme. John <br />Connell responded that the building is more New England, but will have Cape Cod trim. John <br />Connell said it doesn’t look like downtown, but it’s one of the signatures of any build-out <br />community. <br /> Tom Feronti said the plan is for a Maintenance barn, but if someone wanted to lease then they <br />would do that. <br /> Maintenance sheds scattered around the property will be eliminated. Mr. Feronti said they <br />store things like power washers, snow blowers, and a truck. They have to shuffle equipment <br />around based on time of year so having one location will be easier for maintenance staff. <br /> Tom Fudala noted placement of a Cape Cod whale on top of the cupola, rather than a rooster. <br /> Tom Fudala said he has a problem with cars getting around the corner of the parking lot. Tom <br />Feronti said there is still enough room to get one car by. Catherine Laurent questioned <br />whether one space could back out. Tom Feronti said they will run turn analysis. <br /> Mary LeBlanc mentioned signage. Tom Feronti said they will be addressing that. <br /> Glen Harrington asked whether oil and/or hazardous material(s) would be stored here. Tom <br />Feronti said just what is stored in vehicles themselves. No storage of materials like that. They <br />do oil changes, but don’t store materials. Catherine Laurent asked about requirement, if any, <br />when doing oil changes. Glen Harrington said oil can be put back in original container to be <br />properly disposed of. Joel Clifford stated that under Fire Department there are requirements to <br />be met for storage and use, even if storing crank oil or any small amounts of gasoline. John <br />Connell acknowledged there are also ventilation requirements. John Connell and Tom Feronti <br />said they will do whole code review. <br /> They have a service pit on the plan. Tom Feronti said they are not planning to service <br />equipment. John Connell said one of the maintenance staff does repairs but it is not carved in <br />stone to have a service pit. Joel Clifford suggested perhaps it would be better to put in a lift vs. <br />a pit. John Connell said they will look at that, as well as maybe a portable lift. <br /> Tom Feronti said they haven’t finalized street address for the building. <br /> Tom Fudala noted the storm drain pipe runs more to the West than shown on the Plan outside <br />the building. Tom Fudala noted that on the Plan it says “protect existing drainage pipe”. Tom <br />Feronti said they will have this looked at and see what depth of the pipe is. <br /> John Connell commented that grading can be challenging, but not greater than other spots. <br /> <br />Tom Feronti stated they are on the agenda for ZBA for an update of Special Permit and setback <br />variance request. He said they will submit Site Plan to ZBA similar to this Plan. Joyce Mason said <br />the questions raised here should be addressed. Mr. Feronti acknowledged that would be done. <br /> <br />Bob Wooldridge of the ADA Committee asked whether the new building would be handicap <br />accessible. Mr. Feronti said 2 parking spots inside the building would be available if they have <br />handicap employees; rest room and showers on the first floor.
