Replace accessory apartment to ADU and change all use of apartment to dwelling <br /> unit. <br /> She is unsure if we are ready to add multiple ADUs per lot. Due to clean water initiatives,we <br /> should not. Just to be clear, there shall be no more than one ADU on a single lot. The "gross <br /> floor area of ADU shall be not less than 400s.f. unless the Gross floor Area of said structure is <br /> 800s.f. or less." Second addition, "Gross floor area of ADU shall be not more than 50% of <br /> Gross Floor Area of main structure, or 900s.f. whichever is smaller, on day building application <br /> is filed". <br /> Mr. Tobin commented that the Building Inspector noted the building code and new provisions <br /> for tiny houses being 400ft. or less, that provide less safety measures and check offs with <br /> smaller units. To have those concerns addressed within context on new state law that puts a <br /> maximum size for ADU,we are putting a 400s.f. minimum, unless the primary dwelling is <br /> 800s.f. or less.. <br /> Ms. Waygan stated that at least one-off street parking space shall be provided if more than '/2 <br /> mile away from public transit. We also will add that the primary dwelling cannot become the <br /> ADU and then build a bigger primary. We might want to have a workshop with neighborhoods <br /> that have short term rentals, something to consider for the October Town Meeting. <br /> Ms. Waygan would like the Building Commissioner to be looped in, he recommended 400s.f. <br /> minimum via MEMO to the Town Manager. We have to notify them that we have this drafted <br /> Warrant Article. If it cannot be submitted by Monday, then we will send a MEMO with the red- <br /> lined place holder.
