MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> FEBRUARY 12, 2025 <br /> Mr. Milbury read the Board of Health comments dated February 12, 2025 <br /> into the record; "Plans show 3 bedroom, septic is designed for 3 bedroom." <br /> Mr. Furbush read the Conservation Department comments dated February 10, <br /> 2025 into the record; "Resource Areas: Land Subject to Coastal Storm Flowage <br /> (LSCSF). NOI application was approved unanimously due to improvements to site <br /> conditions that include septic upgrade, increased native plantings, and decrease <br /> in lawn,flood compliant foundation, and storm water management system." <br /> Mr. Bonvie asked Mr. Dibb if the water will be draining toward the northwest <br /> of the property. Mr. Bonvie asked if the water will be contained on the lot up to <br /> a 25 year storm. Mr. Dibb said that there is management on the impervious <br /> areas thru roof runoff. The existing site slopes from the northwest towards the <br /> front and towards the southeast, not modifying the direction of runoff but <br /> substantially infiltrating more than what exists on the site not to allow flood <br /> waters to both come and go from the east (Ocean). If a flood vent had flood to <br /> elevation 12 ft. it would come in and leaves the site on Kim Path. <br /> Mr. Bonvie is concerned with the valley of flooding water on Kim Path. He asked <br /> Mr. Dibb if the flooding issue has been reduced for a 25 year storm event. Mr. <br /> Dibb said yes. The area on Kim Path is at elevation is 6-7 ft., and the area will <br /> be 6 ft. under water if a major flood event happens in 100 year storm. <br /> Mr. Furbush asked if there is plenty of parking for two vehicles. Attorney <br /> Kirrane pointed out the parking area on the site plan. <br /> There were no more questions from the Board. Mr. Morris had no issues. <br /> Mr. Furbush made a motion to close the public hearing. Ms. Sangeleer second. <br /> All were in favor. <br /> Owner, Beth A. McGinnis, Trustee of The Beth McGinnis Family Trust requests <br /> a Special Permit under §174-17.1 and §174-33 of the Zoning Bylaws to raze and <br /> replace an existing single family residential structure on property located in the <br /> R-3 and Popponesset Overlay Districts, Map 117, Parcel 95, Mashpee, MA with <br /> the following conditions: <br /> 1.
