The Board finds under §174-17.1 and §174-33 that the proposed project <br /> as submitted is not substantially more detrimental to the neighborhood <br /> than the existing conditions prior to removal of the existing structure, and <br /> that there is adequate land area on the subject lot to provide sufficient <br /> parking, and there are no new nonconformities being created. <br /> Mr. Milbury, second, yes, <br /> Mr. Furbush, yes, <br /> Mr. Bonvie, yes, <br /> Ms. Sangeleer, yes. <br /> All were in favor to issue a Special Permit. <br /> OTHER BUSINESS <br /> 42 Spoondrift Wad Attorney Christopher Kirrane is requesting the Board's <br /> determination for an administrative approval of an architectural design change <br /> pursuant to §174-24 (C) (9) (a) of the Zoning Bylaws. <br /> Attorney Kirrane represented this request and the bylaw allows for a minor <br /> modification without having to provide a new application and notification to <br /> abutters. Also present was the builder for the project. The project was approved <br /> back in 2022, and the footprint is not changing; there are no changes to <br /> setbacks, or lot coverage. The change is just an architectural redesign that will <br /> be made on top of the foundation. <br />
