July 17, 1998
Board of Health o E i G N
16 Great Neck Road North
Mashpee, MA 02649
LAND SI NL}'HT,
Re: Mashpee Health Regulations - Variance .- ` '' A AHCI01=CIUHL
Applicant: New Seabury Co.
Lot L (#4) Aunt Jane's Road, Mashpee, Massachusetts ' "55 Design,l°rorporaled
164 Kailumne I Ce lUC%IZ');L 1
1'nlmo wh.Alass•irilu.lrII5 I1!i III
30ri i10.8ri11i 1.0 511ti_i-!ri r;i I t
Dear Board Members:
Enclosed please find two (2) copies of a Plot Plan dated July 17, 1998, which is a revision of a
plan prepared by Levy Eldredge & Wagner for the above referenced project and filed with your
Board in March of 1995. This project is to construct a three bedroom house and subsurface
sewage disposal system on Lot L as shown on the Site Plan.
The proposed system as shown is in compliance with the 1978 version of Title V, but does
require a variance under the Mashpee Health Regulations to site a soil absorption system within
150' of a well used for drinking water. The State requirement under both the 1978 and 1995
versions of Title V is 100' between a well and a soil absorption system.
The well in question is located at #59 Uncle Edward's Road. The exact location has not been
disclosed by the owner of the property, but for the purpose of this plan we have presumed that
the well is located inside the house, as was the practice in the past. This presumption is borne out
by the fact that several other wells in the area are in the cellar of the house. Some houses have
kept their wells but can only use them for outside watering.
The small lot sizes make full compliance impossible. The components of the septic system are
as far as possible from the well without requesting a variance from lot line setbacks. Even if a
variance from lot line setbacks were granted, the system would still not be 150' from the well.
There is a public water system in the area and house #59 and one other are the only two lots in
the area which are not connected. The other house is at 414 Greenwood Road and the well is far
enough away so as to not affect the siting of a septic system on this lot.
Thank you for your consideration of this request for a variance, if you have any questions, please
j call me at 540-8805 or Michael Grotzke at 539-0800.
I
Sincerely, UO
--
B S Design, In co CD
G7
J ff e , P.
rn3
I v
M
I
