Article 66 (continued) <br /> PHASING, EXPI RA ON AND EXTENSION - An Open Space <br /> Incentive Development may be constructed in phases <br /> according_ to a phasing schedule approved by the <br /> Planning Board a: part of the OSID special permit . <br /> Within any OSID , no more than fifty ( 50) residential <br /> units , or twenty ( 20) percent of the total number of <br /> residential units approved under the special permit , <br /> whichever is greater , may be constructed during any <br /> calendar year and building permits shall not be <br /> issued for more than that number of units. The <br /> phasing schedule shall include a master plan of <br /> the OSID which indicates the surveyed and bounded <br /> open space area required by subsection 9. 333, the <br /> approximate boundaries of each phase for which <br /> subdivision approval will be sought and the <br /> proposed year of such subdivision application , <br /> the general location of all roads projected to <br /> carry over two hundred ( 200 ) vehicles per day <br /> and the proposed year of their construction , the <br /> general location of any proposed recreation <br /> facilities, road improvements , sewage treatment <br /> plants, commercial uses and similar major <br /> structures and amenities and the year in which <br /> they are proposed to be built , and a general <br /> master plan showing the clusters or areas of <br /> residential development and the number and <br /> type of residential units approved for <br /> development within each area . Where the developer <br /> of an OSID continues to file definitive plans of <br /> each phase , constructs required improvements , and . <br /> performs all other actions required by the special <br /> permit and this by-law in conformance with the <br /> phasing schedule , the special permit shall remain in <br /> ?ffer_ t . <br /> Where the owner of an OSID or portion thereof <br /> wishes to get aide open space but does not <br /> to proceed immediately with plan: for <br /> the developed portion of the OSIG, the Planning Board <br /> may grant a special permit , in conformance with Subsection <br /> ? . 39 , to allow the transfer of the residential units which. <br /> would otherwise have been allowed on the proposed open space <br /> ii the pro^osed open space is found to conform with the <br /> with the requirements ��f Subsection 9 . 33 and the other <br /> .appl icabla requirements of Subsection 9 .3 . <br /> Said .special permit shall .also state the <br /> number of bonus units which will be <br /> allowed for such transfer in conform_,noe <br /> with the prop!
