07 <br /> „ Town Of Mashpee Historic District Commission <br /> 16 Great Neck Road North <br /> trhflntUv+'Mhs <br /> Mashpee, MA 02649 <br /> Mashpee Historic District Commission <br /> Minutes of Meeting <br /> Tuesday,April 9, 2024,9:15 AM <br /> Mashpee Town Hall—Jehu Conference Room <br /> Historic District Commission Members Present: Chairman Brian Hyde, Dennis Balzarini, Maureen <br /> Paxton, and Bradford Pittsley. <br /> Also: Evan Lehrer-Community Development Director, Karyn Leslie -Administrative Assistant,Joao <br /> Junqueira—Capewide Construction, Roger Brooks—Capewide Construction, and - EJPrescott <br /> CALL TO ORDER <br /> The Town of Mashpee Historic District Commission meeting was called to order by Chairman Hyde at <br /> 9:19 AM on April 9, 2024. <br /> PROPOSED PROJECTS <br /> Chairman Hyde then opened the Public Hearing for Joao Junqueira and apologized for starting a couple <br /> minutes late. <br /> PUBLIC HEARING <br /> Applicant: Joao Junqueira <br /> Location: 474 Main Street and 31 Ashumet Road, Mashpee, MA <br /> Request: Certificate of Appropriateness <br /> Description: The Applicant is seeking endorsement of Certificate of Appropriateness for <br /> construction of a new 6,000 square foot warehouse and retail building for EJP <br /> Solutions located at 474 Main Street and 31 Ashumet Road (Assessors' Map 27 Parcel <br /> 21-B and 21-A). <br /> The Town Community Development Director recused himself from this public hearing and the Applicant, <br /> Joao Junqueira, presented his application to the Historic District Commission. He stated that the <br /> Application was for construction of a new 6,000 square foot warehouse and retail building for plumbing <br /> supplies for EJP Solutions. He noted that the building would be accessed from Ashumet Road and <br /> there'd be no access from Main Street. The building facade towards Main Street will have clapboard <br /> siding with 6' exposure on the lower part of the building with white cedar shingles above the facia line in <br /> the gable. The north,west and south elevations will all be natural white cedar shingles. The roof will be <br /> covered with architectural grade asphalt shingles. He further stated that the material pallet is consistent <br /> with HDC guidelines. Mr.Junqueira stated that they would apply for signage at a later date. The <br /> Commissioners had several questions as to the location of the building itself and the Applicant advised <br /> that it couldn't be located anywhere else due to the Zoning Bylaws. The Applicant's Managing Partner, <br /> Roger Brooks, then reviewed the layout and landscaping in greater detail which provided the <br /> Commissioners with clarification. The Commissioners expressed their dissatisfaction with the chain link <br /> fence in that it didn't fit with the aesthetics of the Historic District Commission. It was agreed by the <br /> Applicant to install an 8' natural cedar fence in place of the chain link fence originally proposed. The <br /> 1 <br />
