Request was received late in the afternoon. <br />New Hearing Date: <br /> Scheduled for October 10, 2024, at 6:30 pm <br />Discussion Points: <br /> Zoning Board of Appeals Concerns: <br />o The project was not filed with the ZBA for a special permit. <br />o Questions were raised regarding overall lot coverage, including compliance with <br />native vegetation and square footage regulations. <br />Public Comment: <br /> None <br />Agent Recommendations: <br /> A continuance to allow comments from Harbormaster, Shellfish Constable, and Division <br />of Marine Fisheries and for the applicant to address any concerns from commissioners & <br />staff. <br /> <br /> BOARD OF HEALTH: New construction must meet full compliance with BOH I/A <br />Septic Systems Regulation. Floorplans for proposed new dwellings are to be reviewed <br />upon submission to the Building Dept. Proposed septic design plans are to be reviewed <br />upon submission to BOH. <br /> <br /> BUILDING: The undersized lot is entirely within the flood zone. The project will <br />require a variance from ZBA. <br /> <br />Motion: <br /> Mr. Cook motioned for a continuance to October 10, 2024, at 6:30 pm. Ms. Godfrey <br />seconded.
