Design Review -2- November 10, 1999
Landscaping, to be planted in the spring, will consist of a small, oval bed including
low plantings and small junipers that are suitable to the harsh Rt. 28 environment.
3. Brickyard Marketplace, 439 Nathan Ellis Highway-- Plan Change
Mr. Christopher King proposed changes from the previously approved plans. The
changes include the addition of a drive-thru and the reversal of traffic flow. The
drive-thru could accommodate possible tenants such as a bank or eating
establishment, Mr. King said.
It was pointed out that a drive-thru is a huge impact which requires a back-up lane
and a drive-by lane. The widening of the driveway was not enough. With only 20 ft_
available, the lane is too narrow. The lane needs to be 20 ft. all around unless
vehicles from the rear can access out a different way.
Handicap parking, handicap ramps, and sidewalks are required and need to be
defined on the plan. The island should be retained; the radius for the dumpster is not
enough.
Some trees have been added, however, there is a loss of vegetation along the
western edge of the building. The wall is blank; more plantings are suggested
throughout.
The consensus is that this is a new set of plans. If the applicant is not going to build
what 's been submitted to the Board of Appeals, he will have to return to this
committee.
The meeting moved across the hall at 7:25 p.m.
4. Mashpee Commons, Building 8. Liner Buildings, Gap
a. Building 8 - Mr. A. John Renz displayed plans for a changed store front for a new
tenant (Williams-Sonoma) in the former movie theater building. There will be no
height change nor change in the basic structure. The mansard roof will be
eliminated. Some walls will be knocked out, new doorways and windows will be
added. The building will be a walk-through.
b. Buildings 26 27 and 28: "Liner" Buildings-- Plans for three North Street "liner"
buildings were reviewed. Mr. Renz noted the buildings will be low, cedar-
shingled, cedar-roofed buildings similar to the styling at Popponesset Market
Place. Concern was expressed regarding the design at the back of the building
and its lack of aesthetics. Suggestions included false chimneys, trim work, signs
to correspond with the front signs, glass transoms, and staggering the back with
building jogs.
