7
Design Review Committee -3- March 8, 2000
The Talanian Realty group has provided details on colors
and types of material . The two current issues are
selection of roofing materials and siding materials .
The applicant' s concern is that the selection of materials
and colors will make the overall project more standardized.
They have submitted their "yellow report" and executive
summary and detail plan to the committee .
Architect David Chilinski presented detailed plans and
drawings . The basic concept is to create four distinct
building types :
Type A Building, a Nineteenth Century-style mill.
Located on South Street or Joy Street . Brick and masonry,
cap of metal .
Type B Building, in-fill retail building. Flat
parapet, 16-18 ft. , with storefront, clapboard fagade,
insulated membrane roof.
Type C Building, arcade building. Gabled roof, with
colonnade, clapboard siding, .asphalt shingle roof.
Type D Building, freestanding building. Clapboard
siding, asphalt shingle roof.
There are serious committee concerns with the symmetrical,
mirror image appearance of the main court portion of the
project. This should be presented in model form. The color
pattern on canopies is also a concern.
There exists a grading issue with a building fronting on
Route 28 . It is a significant grade that slopes up. The
committee suggests this building design somehow be brought
to the ground. This is considered a cornerstone area to
this project .
The notion of the Talanian Realty group is to use metal
roofs and awnings on the Type A Buildings located on Joy
Street . This would be a major design/material issue with
the Cape Cod Commission and with the committee also.
It is important that the applicant put together examples
and photographs of awnings, and the issue of signage must
be addressed. Mr. Chilinski suggested three major sign
types, including window signage. Discussion ensued.
