Design Review Committee -3- December 13, 2000 <br /> 2. Johnny's Tube & Lube — 723 Falmouth Road <br /> The proponent Johnny's Tube & Lube last appeared before the committee on <br /> November 8, 2000. The proponent has modified plan slightly and addressed <br /> width of buffer issue. Currently seeking variances for frontage and setback from <br /> Board of Appeals, and variance for continuation of previous gasoline station use. <br /> The lot and existing building are nonconforming. The proponent has applied for <br /> relief from setback requirements from Wags Road and Falmouth Road. The <br /> current setback requirement is 150' from Route 28. Committee feels setback <br /> from Wags Road would have to be 75', and 25' natural buffer with no parking; <br /> variance needed to park within buffer. Since this is zoned as industrial.land, the <br /> current parking space area could be reduced. <br /> The architecture plan is to change the dormers on existing building. Committee <br /> feels the dormers should be raised up to facilitate planned shingle roof. <br /> There is regrading shown on current plan, with several feet difference in grade in <br /> areas. The roof of existing building is level with grade now, and planned new <br /> grading is far above building height. There will be a need for 4' retaining wall, <br /> perhaps concrete block. <br /> On landscaping, a new split-rail fence is planned. The existing bank of trees will <br /> remain. The trees should be planted 30' on center. There is now Burning Bush <br /> border all down the side of the property, and some evergreens should be worked <br /> in here 5' on center. No trees should be planted at front of lot, for visibility. <br /> The Bradford trees should be pulled closer in. The proponent should check with <br /> the DPW on this. Shrubbery should be denser on the front side, with more low <br /> junipers to cover ground area. <br /> Proponent Johnny's Tube & Lube should show handicap access on plan. The <br /> buffer and landscape should be detailed out on the plan, and redesign the back <br /> grading area for a retaining wall. Since the proposal is for a three-bay service <br /> station, the committee would want additional traffic flow details. The committee <br /> feels that this type service station usage is needed in Mashpee. <br />
