Design Review Committee -2- December 13, 2000 <br /> The original 1989 Shell sign variance is for a 36' sq. ft. I.D. sign, with 32' sq. ft. <br /> price sign. Mobil proposal is for '52 sq. ft. sign, including 32' sq. ft. price sign <br /> and 20' sq. ft. I.D. sign. In addition, proposal is for two "Mobil" signs on canopy <br /> area, plus an 11' sq. ft. "Mobil Mart" sign building sign. Proponent estimate is <br /> 63' sq. ft. signage would be allowed. In Phase 1, proponent Mobil will have to <br /> appear at Board of Appeals for variance on signage size; special permit is <br /> needed. <br /> There are no changes planned in current building architecture. The building will <br /> be repaired and painted gray and white; the canopy will be white. In Phase 2, it <br /> is planned that the canopy will be removed, that there will be frontage parking, <br /> with the new building structure set further back on the lot. The committee <br /> advises that, in Phase 1 plan, the rebuilt canopy, legally, must touch the building <br /> structure, and proponent Mobil should check with Building Department on this. <br /> Internal illuminated signs on canopy may be,grandfathered. The existing sign <br /> location footing must be used. <br /> The committee feels the perimeters are important in the landscaping plan. <br /> Generally, the lot is rather barren. There is a 6' stockade fence running across <br /> the entire back line of property. Currently, there are dense junipers in front, <br /> outside property line. At the front of lot, two October Red Glory Maples have <br /> been added on either side, 40' on center; preference would be three maples, 30' <br /> on center. To the western side of lot, there exists a high, bermed landscape <br /> area off property; perhaps this landscaped berm should be matched on the <br /> eastern side. Mobil plans on adding azalea and rhododendron in this area. <br /> Arborvitae should be planted 5' on center, not 8'. The committee would prefer <br /> the same standard for landscape on both sides of lot, buffers and screening. <br /> The planting area should be brought behind the dumpster area; Mobil plan calls <br /> for removing dumpster in Phase 2. Mobil will irrigate the lot. <br /> The proponent Mobil should revise signage plan and landscape plan. <br />
