Also <br /> present: Richard Hawryluk(Building Dept.). <br /> �s <br /> o <br /> Absent: Walter Yarosh, and Russell Wheeler. `D 1 <br /> mra <br /> The meeting was called to order at 9:35 a.m. "' ? <br /> Site Plan and Landscape Review <br /> Bowdoin Road <br /> Cotton Plumbing Supply Un <br /> Don Shulman of Realty Development Associates and Brian Grady attended to make <br /> presentation. Don started by explaining the units would be Tradesmen warehouse spaces for <br /> small contractor use...about 1,000 square feet each. The units will just be for lease;they'll <br /> maintain the site. <br /> Brian showed photos that showed overview of neighborhood areas. He said the photos also <br /> give scale of how it would look...showing visibility of property from Rt. 28. He noted there <br /> is about a 12 to 15' drop-down slope to parking lot at Daddario He stated the project is in <br /> keeping with use of the area. <br /> Parking...Ed noted that usually there is no parking against building. Normally sidewalk is <br /> put in for handicap use. This could be an issue. <br /> Mary noted that Walter not able to be here today but wanted to reserve the right to make <br /> comments. <br /> Parking Spaces...They showed 20 spaces=2 for each unit, which Don said is the <br /> requirement. If they park in front of their door,then they have 30 spaces. <br /> Dan distributed copies of list of potential tenants. There will be no manufacturing; no auto <br /> repair or auto painting. <br /> Dumpster...Needs at least 6' fenced-in area. Will be locked. They'll look at adding a <br /> second dumpster or make the one larger. <br /> Landscaping...Mary concerned: Obviously going in and blowing out entire area. She noted <br /> we do have requirements for naturally vegetated buffers(front, side, and rear). So expect <br /> them to come in with heavily vegetated side property line. Brian stated he's working out a <br /> preliminary process plan and will finalize based,on some of Mary's comments. They will try <br /> to maintain some existing vegetation and supplement what they can. Mary stressed need to <br /> include evergreens. Goal: Take curse off of trucks and activity. More screening to the back. <br /> Need final landscape plan. Mary suggested they come in with an aggressive plan. She made <br /> a variety of suggestions for them to consider. <br />
