 Mashpee Design Review Committee
,A : 13ds
Minutes of Meeting Held Wednesday, October 2,2002 Z 0 W
Mashpee Town Hall Meeting Room 3 2 v 13/dy 14 2 f
Committee Members Present: Walter Yarosh,Mary LeBlanc,Edward Govoni, and
Thomas O'Hara. Also present: Richard Hawryluk(Building Dept.).
Absent: Russell Wheeler.
The meeting was called to order at 9:30 a.m.
Site Plan and Landscape Review
Bowdoin Road
Cotton Plumbing Supply
Don Shulman of Realty Development Associates attended. This is a continuation of the prior
meeting held August 21.
Walter noted the revised Plan submitted is a vast improvement over what was submitted
before. Good idea on handicap walk. Group again discussed parking concerns. Parking in
front of door will help. Layout/Parking seems to work. Following issues were raised:
• Need curb or car bumpers for every car. No bumpers needed at"no parking" zone.
• Walter stated he has issue with the building. Concern is that building is set up to be a
2-story building except we're not approving a 2-story building. Every bay is set up
for 2 stories. Some have second story and are in the regulation. Walter said he spoke
about various options with Russ. Don mentioned that Russ called him and discussed
with him. According to Don, you have to have 20-22' height for contractors' storage
needs.
Following discussion, the below-listed conditions were decided:
1. Condition goes into lease they can't alter premise without owner's permission.
2. Building Permit required to alter premise.
3. Any alterations that are done without Building Permit will be subject to a daily-basis
fine and this penalty condition is to be part of the lease agreement.
4. All designated parking spaces in front of bays is to have no outside storage. Don
stated this is also in the lease. Walter stressed this should be a condition.
5. All conditions are to be done in perpetuity.
Mary mentioned that the landscaping on the Plan looks nice. However, they should bump up
evergreens to 5' to 6' high plus additional evergreens should go along stockade fence. Mary
suggested they might want to use white pine since it's fast growing. Further,Mary suggested
that after construction at the one edge they should put in something simple, fast
growing...don't leave just mulch as shown.
Don advised that they going to ZBA next Wednesday.
Conclusion: Plans were stamped and approved with conditions.
