Y`
;J
14 Sampson's Mill Road
James Crocker
Landscape Plan
Sarah Marooney, representative from the engineering firm, was present. Walter briefly
outlined what has transpired on this project and the concerns Design Review has had from
the beginning. Biggest problem is not an engineering problem; rather it's more an owner's
issue with land. Basically at issue:
• Owner owns both sites but all buffer areas were used from other lot; and can't do that.
Bottom line: If owner coming in on one parcel, then he's got to deal with the one
parcel.
• Has to develop with vegetated buffer and drainage. Can't use other lot for buffer.
• Can't"double-dip". That is, can't use neighboring lot to accept all the penalties.
• Owner could combine both lots and use as one development, but then couldn't sell
other lot.
Walter mentioned that evidently the owner went to Board of Appeals to try to get project
approved, but issue was raised regarding curb cut off Sampson's Mill Road.
Following in-depth discussion, the consensus was that it appeared to Design Review group
that the best bet is to have curb cut off Falmouth Road. Walter will write a letter to Planning
Board giving recommendation to do curb cut off of Falmouth Road. Copy of the letter will
go to ZBA and to Engineer.
Walter noted that the building is nice and set-up of the building is nice. He stated Design
Review is willing to meet with the owner, if he wishes.
Approval of August 21, 2002 Minutes
Mary motioned to accept the minutes of the August 21 meeting. This motion was seconded
by Tom and was unanimously approved, except Walter abstained.
Adjournment...Meeting was adjourned at 10:25 a.m.
Respectfully submitted,
can Giliberti
Recording Secretary
2
