1 I <br /> -2- <br /> Design Review, February 4, 2004 <br /> Main parking area against Route 28 entrance is very close to Route 28 and dangerous. <br /> The corner must be kept open for visibility. Need site lines. <br /> Three parking spaces closest to entrance off route 28 will be dangerous. Maybe make <br /> those handicap spaces because they are not used as much. <br /> The committee feels that the extra building is making the site too tight and the one-way <br /> exit will be a disaster. The separate building is an issue in that True Value customers will <br /> park in their spaces. <br /> A side yard variance is required from Shellback for the independent building, which may <br /> not get through the Board of Appeals because of a need to show a hardship. <br /> The committee suggests that they lose the independent building and be sure the site lines <br /> are good in and out of Route 28. The bank is lower than Route 28 and upper road at True <br /> Value, which makes it hard to exit project going up hill. <br /> The committee suggests that they flip the site plan so the new building moves south and <br /> integrates with Deer Crossing and move the bank addition.to North side so the entire <br /> corner is bank. <br /> They are to return with a new site plan. <br /> The sign will require a variance from the Board of Appeals. Our by-law states that land abutting residential must have a 50-foot natural <br /> buffer. Jack Landers Cauley, Engineer needs to read the by-laws and resubmit plan. At <br /> this time does not conform. <br /> From grading point of view the building is at elevation 42, Great Hay Road behind is at <br /> elevation 31. The committee wants to see a cross section from Great Hay Road. The <br /> building appears high relative to residential area. <br />
