Site Plan and Landsca a Review <br /> Boat Storage and Maintenance Building <br /> Wags Road <br /> Kevin Kirrane <br /> Kevin Kirrane addressed the meeting presenting site plan with revisions made since last meeting. Comments <br /> from Design Review included the following: <br /> • Design Review has never let anyone clear cut entire lot in Town. <br /> + Everyone took a very good look at the issue and majority wants to keep what's in buffer. <br /> • By-Law requires buffer remain in natural state. <br /> • Industrial site—any building was made to conform to the area. <br /> + Presented memo from the Board of Health listing some issues they have with these plans. <br /> • Presented memo from Deputy Hamblin, Fire Department,rejecting these plans. <br /> • Site Plan Review Board requested that applicant go to that Board for review. <br /> i <br /> Chief Baker then offered comments: <br /> • Fire Department concern is to stop community from burning. <br /> • Chief Baker cited regulations and codes that are current regarding boat storage. <br /> + Communication of fire is a concern. <br /> • Chief Baker explained that buffer helps to work as suppressant. <br /> • Look at suppression,not only detection. <br /> • Every single project we've made applicant adhere to By-Law buffer requirement. <br /> • If this were to move forward, a Fire Engineer might be able to work out something that would address <br /> concerns. <br /> • Also, look at abutting lots ... we must look to future. <br /> Following in-depth discussion,the landscape architect asked for some suggestions. Mary gave suggestions of <br /> plantings and noted that Design Review looking for height and lot of evergreens. It was repeated that it is a <br /> "screening issue"to be dealt with. Mary asked why they were clearing the buffer when not needed? Answer: <br /> It was an oversight...they were trying to"thicken"the area. Jeffrey Ryther(BSS Design)commented that they <br /> would like to move forward and that in doing the project they would save anything that they could. If they can <br /> work around trees they would and they would plant large trees. <br /> Conclusion: Design Review tabled the matter until Fire Department issues are resolved. <br /> Accessory ARartments <br /> 21 Bayview Road <br /> Capizzi Home Improvement <br /> Tony Pola showed photos of the house where apartment is going to be in basement. In-Law will live there. He <br /> showed site plan of basement. Design Review advised that 2 kitchens classify it as duplex under fire <br /> regulations. Material submitted not sufficient...needed: <br /> • Plan showing windows and how to enter and exit basement. <br /> • Egress window in bedroom. <br /> • Show parking. <br /> • Contact Fire Department to review and get fire requirements. <br /> Conclusion: Tabled by Design Review. Applicant has to submit Plan,including Parking; also to check <br /> with Fire Department on fire requirements for duplex housing. <br />
