The Design Review Committee has reviewed the <br /> plans submitted by BSS Design, and walked the site with Andrew,the BSS Site Engineer, and have the <br /> following comments: <br /> l. The plans as submitted does not conform with the 10' buffer requirement of the Zoning By-Laws. <br /> After walking the site on many occasions we feel the 10' natural buffer must remain in place including <br /> all understory vegetation. The Review Board requested the buffer be delineated in the field with.stakes <br /> at our last site walk. In speaking with Andrew today he informed me that the applicant will not be <br /> providing this. <br /> When the project is to be presented to us again,all retaining walls, fences, guardrails, etc.must be <br /> outside the 10'buffer. A landscape plan showing existing trees in buffer area and proposed trees <br /> which need to be augmented shall also be submitted for review. Also,the existing grading in the <br /> buffer area should be reflected correctly on the Engineering Plan. <br /> 2. The topography shown on the Engineering Plan is inconsistent with the topography in the field. This <br /> plan must be redrawn to show the existing topography correctly. <br /> 3. The Committee feels the project as designed needs to be cut back in scale to fit on the proposed site. <br /> 4. All storage boat area's should have designated as parking places for each boat. They should also have <br /> appropriate circulation throughout the site. <br /> 5. The architecture of the building structure must be in keeping with the architecture of the surrounding <br /> area; siding,roof pitch, finishes, etc. <br /> 6. We feel the design as drawn required the overall site to be filled to such a level it will be a detriment to <br /> the surrounding properties. <br /> The Design Review Committee has not received any information from the Fire Department regarding set <br /> back issue and fuel. Until this issue is resolved the project cannot move forward. <br /> The Design Review Committee recommendation to all other Town Boards of the plans submitted to date, <br /> would be not to approve the project. <br /> We look forward to working with you and wait for your new design to be reviewed. <br /> Sincerely, <br /> Walter Yarosh <br /> Chairman,Design Review Committee <br />
