Continued <br /> In reviewing the draft Site Plan, Mr. Bill noted, in particular: <br /> • Although the Plan meets minimum-parking requirements they're proposing to use grassed open-space <br /> area for overflow parking, if needed. <br /> • Lighting will be low so as not to disturb neighbors. <br /> They have meeting scheduled with Planning board for December 1st. <br /> They're looking for open space variance since By-Law requires 40%undisturbed area which they <br /> cannot meet because area was already completely stripped. <br /> Following detailed review and discussion, Mr. Bill was given following guidelines to follow in submitting <br /> proposal: <br /> • Site Plan needs to show exactly what they're going to do. <br /> • Square footages have to be correct. <br /> • Show on Site Plan trees that are existing and those to remain should be indicated on Plan. <br /> • Can't cut trees in buffer area. <br /> • Design Review will request trees be replanted in buffer area that is barren. <br /> • Cannot have commercial parking in residential zone-10' buffer needed between residential and <br /> commercial area. <br /> • Second building is metal with wooden side...break up components so it doesn't look so long. <br /> • Assembly use of theatre...if open area then square feet increases. <br /> • Theatre needs 2 egresses from each theatre, one of which is supposed to go outside. <br /> * Board of Health will look at how lavatories function for number of people. <br /> • For theatres, emphasize that movies are limited to certain types. <br /> • Landscape Plan should specify what is going to be planted. <br /> • Landscape Planner can call Mary LeBlanc for input. <br /> Conclusion: To re-submit revised Site and Landscape Plans. <br /> Approval of Minutes <br /> The minutes of September 23,2004 were approved as presented. <br /> Adiournment...Meeting was adjourned at 9:45 a.m. <br /> Z <br /> s ectfuliy submitted, <br /> �Giliberti <br /> Recording Secretary <br />
