The sign will replace an existing sign on a metal pole. Tom Fudala commented that even
though the sign is 4 X 8 it is okay because it is replacing the existing sign on the building, which is that size. Mr. Frye said existing
lighting will be used and if any change were made to the lighting it would be less light. Mr.Frye indicated he would be returning to
Design Review with site plans that are being drawn up now.
Conclusion: Stamped approved.
Kite Plan and Landscape Review
Duck Pond,LP
106 Falmouth Road
Building Change
Stuart Bornstein appeared stating he was making changes to the proposed project:
• Mr. Bornstein said originally they had a Manson roof but are proposing instead another roof with wood because the metal
Manson roof rots and won't hold up.
• Front of building will be stone and not just metal. The first floor is 10 to 12 feet with cut block and then metal will continue.
Mr. Bornstein said the cut block is"sand'color.
• They will now make all doors 14' X 2'
Conclusion: Applicant to return to Design Review Meeting with Plans, samples, colors, pictures, etc.showing exactly what is
being proposed for this project.
Mashpee Woods
588 Main Street
40B Project
Kevin Kirrane appeared and said that they have tried to get this on the agenda some time ago. He said they are still working through
ZBA and that basically this is for 120 units under Comprehensive Permit Plan project. He said if they don't get the proposed new
road approved, then they will add another road to give additional access. Further information provided included:
• Mr. Kirrane stated the building height is somewhere between 40 and 41 feet. ZBA raised a question because they calculate
building height to be 50 feet so Applicant is going back to the architect to respond to that issue.
• According to Mr.Kirrane concerns were raised by Sheldon(Fire)about the location of the playground.
• Applicant may have to reverse phases and build from back forward, but some type of construction access will be needed.
Since it is likely there will be changes that is why they are submitting these Plans in conceptual mode.
• Discussed in detail process and considerations regarding the proposed new roadway and circle at the cul-de-sac.
• Bob Nelson mentioned that concerns were raised by Water District about water pressure if building is too high. The state is
now looking at sprinklers in attic space of residential property.
• Bob Nelson asked; In looking at floor plans all access is at front of building,no rear or side access. For safety, would fire
escape at back be needed? Response was"no"because there are 2 access routes.
• Bob Nelson that voiced his concern regarding response time of Fire Department. Sheldon(Fire)is looking into that issue.
• Tom Talowy commented that any plant material, any oaks, anything worth saving should be tagged so they can be saved.
Conclusion: Nice looking building. Any plant material, any oaks, anything worth saving should be tagged so they can be
saved.
i
