Site Plan and Landscape Review
Duck Pond, LP
106 Falmouth Road
Buildin Chan e
Stuart Bornstein appeared with samples of stones and color chart he is considering for the buildings. Following lengthy
discussion Stuart asked for and agreed with suggestions to use Stone#2—Surrey Beige and Pantene Green as colors. The
Pantene Green is being used only at the top of the building. Tom O'Hara showed the original, approved Plan to be used
for discussion purposes. During the discussion, following points were addressed:
• Mr. Bornstein said original plans were for metal building but now they're going with block work to make building
more appealing. Also using wood roof, not Manson as originally proposed.
Tom O'Hara asked: Why did block not go to the top of the door? Mr. Bornstein said that is not the way to do it.
• Many times during the discussion it was pointed out by Design Review that the buildings are very large and
anything that can be done to break up the building would make it look better.
• Tom Jalowy asked about the size of evergreens. He said 6 to 8 feet is not that big. Mr. Bornstein said they would
bring in 5 or 6 trailers of trees so there will be plenty.
• Signage...Mr. Bornstein doesn't have ideas for signs yet,but Tong O'Hara told him when ready signage comes
back to Design Review for review and approval.
Lights...Mr. Bornstein said they will only have wall packs above the doors;no pole light;and the lights will work
on sensors.
+ Chain link fencing...Tom Jalowy suggested this be black. Mr. Bornstein liked that idea.
+ Charlie Maintanis going to look at handicap access issues.
+ Tom O'Hara pointed out that between original approved plans and the one they are looking at today they don't
match up. For one thing, doors are missing from the new plan. Mr.Bornstein said he is going to bring in final
building plans.
Conclusion: Agreement reached on Stone 02-Surrey Beige and Pantene Green as colors. Charlie Maintanis to
look at handicap access issues. Stuart Bornstein to submit final master building plans. Progress,Print for Building
One stamped approved.
Stonewood Products
544 Main Street
Old Harwich Block Building
Dave Frye
Mr. Frye showed landscaping Plan and site Plan. The colors he proposed for the building were very loud green colors.
Mr. Frye said he is color blind and will address this again. Design Review suggested why not go with beige shingle and
with off white trim(cream color). Mr. Frye will come back with color chart. He said he reviewed everything with
Sheldon of the Fire Department. Tom Jalowy suggested using different types of block on the wall. Mr. Frye said he likes
that idea. Bob Nelson asked: Where is the street line? In looking at the Plans it was realized that the detail didn't match
the Plan.
Conclusion: Design of the building is fine, but applicant to return with colors and detail plan and also show more
detail as to size of plantings on landscape plan. It was recommended that he not go for building permit until
special permit matter cleared.
