Buildings
Richard Fenuccio said for the buildings they will minimize north side openings and maximize south
side openings for solar system purposes. They're using hardy clapboards mixed with shingle panels.
Painted surface will be mixed using 2-3 color palettes so as not to have cookie-cutter appearance.
On-site construction, not modular. Showed slab base, but Gisele said they are now going with full
basements.
High School is on land to the north so Walter reminded them about leaving the 10 foot buffer around
the perimeter of the property. Walter asked whether any more future uses being considered for this
site. Leila Botsford said not at this point. Gisele added that Natural Heritage only allows 30% of the
site to be developed and right now we're at 37% and we are in negotiations now so we are close to
the maximum that they would allow.
Regarding current buildings, question was raised by the Committee as to whether anything was going
to be done to the buildings to make the site look like one complex. Gisele said if they have the
money then they would like to do something with the older buildings to make the 2 sites look like one
complex but it's not under their control. Leila Botsford explained that the current buildings right now
are public and look for state funding; but this entity would be separate entity with its own income.
However, Leila was confident there was something they could do to the front of the old buildings to
make them look like one complex.
Tom O'Hara said he would like the next goal to be finding housing for the senior community. In
addition, Tom pointed out that since these are town buildings he hoped they were using local
contractors. Gisele said they are and that's why they're not going modular.
Tom O'Hara expressed concern over how much land was being used for only 10 buildings.
Cluestions:
_. Sheldon_raised a-question-regarding-fire access Aistance from the staging area to the back of the
furthest building. Sheldon pointed out that having it that far from a paved surface is very serious,
especially with the State Fire Code requiring residential buildings to be within a suitable paved access
to fire apparatus. Richard said they will extend the paved area the way they had it before or they
might bend the driveway and get Fire Department better coverage and closer to building 3.
Tom Fudala voiced concern about wildfire issue. Sheldon said the Chief is working on wildfire
prevention issue and Gisele said they will check with Chief Baker on this.
Ben Perry questioned why only 2 units have 3 bedrooms. Gisele and Leila both said that there is
more demand for 2 bedrooms.
Septic System
Tom O'Hara asked why not tie into the high school septic. Gisele said cost is the issue. She said the
3 buildings in the front need the septic to be replaced. To go up to the High School system they
would need over $20,000 per year and the project could not afford it.
3
