bathroom. He said the living room has pocket doors. Glen stated that Board of Health requires 6'
cased opening so it has to be open. Mr. Franklin said that's fine; they'll do that.
Sheldon Hamblin advised that under the By-Law anything more than one family dwelling requires a
fire alarm system that is determined as heat detector on each level reporting to a fire alarm panel
transmitting to a central receiving system.
Sheldon asked: How will accessory apartment occupants be notified if there is a problem in the main
house? Mr. Franklin said he is putting in one system throughout the house and the apartment so they
will both be under the same system.
Passage door between the 2 units: Mr. Franklin said "yes".
Main house was built in 1984 according to Mr. Franklin. Sheldon Hamblin confirmed that they are to
have the following:
• A whole new fire alarm system.
• Smoke detectors to be brought up to current building code and to fire code.
• Photoelectric and ionization as required by the building code and by the fire code.
• Carbon monoxide detectors.
• Everything interconnected to both dwellings.
• Electrician has to get permit from Fire Department before doing installation.
• Licensed individual has to put on the Plan to be reviewed.
Finally, Sheldon stressed to Che Franklin that the electrician should pull the permit before he wires;
and Mr. Franklin said okay.
Bob Nelson said the submitted Plan is a busy Plan and Bob questions the lot coverage. Che Franklin
said decks are becoming patios. He said they don't know yet how they can do that. Bob asked is the
pool size the area of water?-Che_said-he-is-not-sure. -Bob-Nelson-said-he-is-to-clarify area-of-the-pool -
for ZBA review.
Parking...Che said 4 cars can fit in the driveway now; so no problem for parking.
Bob Nelson said the deck situation has to be completely clarified. Bob said it is simpler if you can
come to the ZBA showing a concrete patio rather than a deck.
CONCLUSIONS
• Building code and fire code requirements have to be met.
• Pool size has to be clarified.
• Deck situation has to be completely clarified.
• Need certification about lot coverage.
• Need clarification on what your adding in the main house.
Motion: Sheldon Hamblin motioned to approve with recommendations of the Design
Review/Plan Review Committee and Applicant working with Building Department to clarify
percent of lot coverage and just how big accessory apartment is to the main house and not to
exceed 40%; Glen Harrington seconded the motion and it was approved.
j 4
