107 Commercial Street <br /> Modification of their Special Permit <br /> Representative — Karen Gardner <br /> Karen Gardner appeared and stated that they are looking to add just under 500 square feet. She <br /> said the current space is inefficient way to practice dentistry; they want to create more efficient patient <br /> flow. Following points were made: <br /> Karen Gardner said one handicap parking space not striped properly and they will take care of <br /> that. <br /> Karen Gardner contacted Cape Cod Commission and they asked her to send the plans to <br /> them, which she said she did. <br /> • Since last meeting they reduced the size so that they are under 5% increase; therefore <br /> Planning Board can handle and Public Hearing not required. <br /> Bob Nelson asked whether modification of a ZBA Special Permit now has to go to the Planning <br /> Board even though it's over 10,000 square feet. Tom Fudala said "yes" under the by-laws <br /> once it's over 10,000 square feet it goes to the Planning Board. <br /> • Bob Nelson stated he refrains from commenting on this. <br /> • Tom Fudala noted there is a change to the parking layout—it is different on the detail sheet <br /> than what is on the site Plan. <br /> • Tom Fudala noted that this is the official advisory meeting to the Planning Board. <br /> • Glen Harrington advised Karen Gardner that a permit is needed to relocate the septic tank. <br /> Joel Clifford asked if they will be modifying the fire alarm system to include the addition. Ms. <br /> Gardner responded "yes". <br /> • Ben Perry asked whether sensors, etc. will be on the windows.
