Future projects expected to include traffic studies as routine <br /> 3. Mashpee Commons: Progress on the Chapter 40B project is progressing as follows: <br /> a. Phase IA: 32 units completed. Planning is underway for the remaining 20 <br /> units. <br /> b. Phases 1B through D: Development of 127 units is in progress. The MC <br /> development team plans to present the project to the Committee before year- <br /> end. <br /> 4. Wampanoag Village: 24 of 42 units completed. <br /> 5. 51 Sampsons Mill Rd: Evan Lehrer, Community Development Director, drafted a <br /> Request for Qualifications (RFQ) to send to consultants for a feasibility study. <br /> • RFQ Update <br /> o Advertised for about a month <br /> o Proposal submission deadline: Friday, December 15, 2023, at 4 pm <br /> o Extended proposal period (5 weeks) due to Thanksgiving and Christmas holidays <br /> o Sent to all known consulting firms <br /> o Expecting at least two competitive proposals <br /> o Consultant selection deadline: December 22, 2023 <br /> o Goal: Select a consultant and execute the contract shortly after New Year <br /> 6. 12 Cypress Circle: Now that the title for this property has been clarified in probate <br /> court, the owner wants to sell the land to the Affordable Housing Trust. The Trust <br /> voted to approve the purchase for the asking price and proceed with the transfer of <br /> title. <br /> • Update <br /> o Not a new site, on the agenda since 2019 <br /> o CPC authorized $100,000 for acquisition in 2019 <br /> o Title issues resolved after years <br /> o Purchase price increased by $7,000 <br /> o Property is over 2 acres, approximately 2.5 acres <br /> o Potential for a 10-bedroom project <br /> o Combined potential of 6-8 units between both sites (Cypress & Main) <br /> o Limited by zone 2 location <br /> 3 <br />
