Leonard Pocknett, 2 Ashumet Road—Very close residents to the property and very
concerned about all of the issues being discussed. He asked for clarification of the retail
use. He also raised concern with parking issues and the potential for overflow parking on
and near his property. He is concerned about the lighting and noise impacts as well. He
asked about changes to property values on Ashumet Road and the historic preservation of
the original building.
Thomas O'Hara offered Mr. Pocknett a set of plans to review, noting the changes
are minor and that Applicant has to attain approval from the Historic Commission
regarding all of the issues of concern.
The Town Planner noted that the property could not be used as a club as there is no
liquor license. He also suggested Mr. Pocknett review the plans and informed him that
there will be a Public Hearing in this matter and that he will be notified as an abutter; and
that the Historic Commission process will approve the architectural design.
Ms. Sobleski stated that no lighting is being proposed on the Ashumet Road
section. The entrances to the buildings are located at the interior of the site. The
proposed landscaping on that side is a number of trees and shrubs to provide screening.
Diane Pocknett, 2 Ashumet Road—Informed the Board that her family resides on
historic property on the corner where her husband, Leonard, was raised. She expressed
concern regarding the type of business that will be allowed as is a residential area and this
is her investment property and that family has lived at this location for many years and
through many generations. She also asked that the Board remember to keep the historical
significance of the land.
The Chairman then entertained a motion to continue the Public Hearing.
MOTION: Dennis Balzarini made a Motion to continue the Public Hearing in this
matter to October 15, 2008 at 7:45 p.m.; which Motion was duly seconded by Thomas
O'Hara and so voted unanimously.
(Associate Member,Mary Waygan, returned to the Conference Room at this point
(8:50 p.m.)
Special Permit
New Boston SP LLC—Southport Planned Retirement Community
Tree Clearing Approval at Atlantic Court/Building 66/Rain Garden
The Chairman called this matter to order and recognized Ron Bonvie who reported
that he has completed research regarding the possibilities of a sidewalk along Route 151.
He made reference to Phase I of Phase III and the drainage design of the rain garden
which would require the removal of several trees.
