MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MAY 14, 2025 <br /> Mr. Reidy read the Board of Health comments dated May 9, 2025 into the record <br /> "New Fast system to connect to existing 2 bedroom leaching field. Floor plans <br /> show 2 bedrooms, one bedroom on first floor and one bedroom on second floor. <br /> House to remain 2 bedroom in Zone II." <br /> Mr. Furbush asked how many driveways will be installed. Mr. Dibb said there's <br /> an existing driveway, and there's a single parking space off of Bearse Rd that will <br /> remain. The existing driveway that is currently paved will be removed and <br /> replaced with stone. <br /> Mr. Bonvie asked Mr. Dibb if he considered the gravel driveway in his drainage <br /> calculation when creating a pervious driveway from an impervious driveway. <br /> Mr. Dibb said that a gravel driveway is being used as a right of way or even <br /> parked on. The curb number is what creates the amount of runoff and is still <br /> pretty high, but in realty the calculations considered it close; although a minor <br /> reduction from impervious to pervious. There is a little bit of fill being used for <br /> the new construction, but there will be new drywells added to the roof reducing <br /> runoff. There isn't a catch basin but there's less change of grade because it's a <br /> flat lot. <br /> Mr. Ganzenmuller asked about the new IA system. Mr. Dibb said that there is <br /> currently a Title 5 system, and the leach field will remain. There will be no walls <br /> built around the upgraded IA system; it will remain below the ground. <br /> Mr. Furbush asked how the runoff will disperse off the rear patio. Mr. Dibb <br /> referred to the Conservation comments. He said that it is a proposed pervious <br /> patio that will pitch slightly, and will infiltrate any runoff. <br /> Mr. Bonvie asked if there is a house on Lot 4, and he is concerned about the <br /> micro fast blower. Mr. Dibb said that he could condition to move that 10 ft. away. <br /> Mr. Bonvie said although this is not in the purview of zoning, or a concern of the <br /> Health Agent, he thought it would be a concern from the abutter. <br /> Attorney Kirrane said that the abutter was notified. He wanted to make sure if <br /> the plan is revised, that he would not require to return to the Board. Mr. Bonvie <br /> said; no. <br /> There were no more comments from the Board or Mr. Morris. There were no <br /> abutter comments submitted, and no comments from the audience. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush made <br /> that motion. Ms. Sangeleer, so moved. Mr. Ganzenmuller second. All were in <br /> favor. <br /> 7 <br />
