The state was there, and they said
this is what they are looking for, he feels it is a done deal. He thought there would be a larger
buffer zone. The entrance is concerning because it is so close to Rt. 28.
Ms. Waygan commented as a local Board they will provide their comments to the Select
Board. If it goes to the ZBA, comments will be given at that time, and they will process. She
wants to add comments on the application for eligibility letter, they are extremely important.
Based on numerous comments from Board members, changes or modifications can be made.
Ms. Faulkner noted someone had a question of transferable units outside of this, to which
there will be none. There is no second egress in the parking lot, they said one could be added.
There may be a problem with the firetruck maneuvering, it was said they could possibly get an
easement on Mashpee Common's property. Someone asked about open space, there is 27%
greenery in the front and on the side of Job's Fishing Road, as seen when driving up. There is
no play area for children. Mashpee Commons has capacity for wastewater. Someone asked if
they would cut down the trees, and that will most likely happen. There was concern for the
solitary elevator shaft, and if it were to break, they may want to consider two. The units will be
deed restricted. There will be a sidewalk going up Job's Fishing Road and in the front on Rt.
28. The land is so small they can either take away units or reduce parking. People in
attendance were the Fire Deputy, Building Commissioner, Ann Malone, Paul Colombo,
Michaela Wyman-Colombo, Paula Peters, Tracy Kelley, Dennis Balzarini, Town Planner, Lynne
Barbee, Dale Oakley, Mary Waygan, David Weeden, Arden Cadrin, and Zachary.
Mr. Oakley commented on the lack of setback on Rt. 28 and Job's Fishing Road. The plans
lack a shared open space for residents, especially kids. Someone mentioned working with
Mashpee Commons for more sidewalk networking across the street on Donna's Lane and
going up to the open space already there by the library, to allow access for future residents
and safer open space.
Mr. Hansen looked at the plans online, he could not make the site visit. He noted the lot across
the road is also up against the road with no frontage buffer.
Mr. Tobin agreed that the initial bound where the property line starts is close to the sidewalk
and Rt. 28. That entrance shown on the plans directly across from the bank is real close to that
traffic light.
Ms. Waygan commented this is commercial zoning, if it were zoned residential, we could get
one unit and one ADU. She needs to state that in the comments. They are asking for 65 units.
That is something that needs to be said right away, the stark contrast.
6
